Barrie’s skyline could be set to grow significantly.
On Feb. 4, city council approved a rezoning application that clears the way for a 36-storey mixed-use high-rise near the waterfront. The project, spanning 22, 28 and 34 Vespra St., and 97 and 101 Bradford St., is planned to include a five-storey podium with commercial spaces, 446 residential units and 320 parking spots.
The rezoning approval allows the developer to advance to the next stages of planning and permitting.
Coun. Craig Nixon, who represents the area, said the project is essential for addressing Barrie’s growing housing needs.
“With Barrie’s population expected to exceed 200,000 in the next five years, the need to increase our housing inventory is critical,” he said.
“This project goes a long way in helping us reach our targets and will provide additional commercial opportunities along the Bradford Street corridor.”
Coun. Clare Riepma asked city staff whether the building will contain condominiums or rental apartments, how many affordable units will be included, and the size of the units. Staff said that information is not yet available.
Michael Vani of Weston Consulting, representing Black Creek Group, the developer behind the proposal, had planned to address council but withdrew his deputation.
The rezoning allows reduced parking, taller height, larger floor area, smaller commercial coverage, and narrower landscaped buffers along lot lines.
City staff have identified the Bradford Street corridor as a key area for intensification. Several other development proposals are already underway along the corridor, including projects at 34, 36, 38, 40, 44 and 50 Bradford St., 220 Bradford St., 51–75 Bradford St., and 20 Checkley St., and 145 Bradford St. and 48 Ellen St. A development at 126, 136 and 140 Bradford St. is currently under appeal.
