Ottawa is growing at an almost unprecedented rate. Cranes fill the skies, and nearly every neighbourhood has grown accustomed to sounds of construction. Here are just a few of the developments currently proposed or underway in Ottawa:
City of Ottawa infrastructure projects:
In an average year, the City of Ottawa undertakes approximately 600 infrastructure construction projects, totalling approximately $700 million, including roads, bridges, buildings and parks. Here’s what’s planned for 2025:
- Watermain reconfiguration on Northside and Robertson
- Construction start: spring/summer 2025. Project budget: $1,316,000.
- Sanitary sewer local improvement – Taunton Place
- Estimated at a total of $720,000;
- Transit priority intersection improvements on Baseline and Greenbank Roads
- Estimated to be completed in late 2026. Project budget: $18.5 million
- Earl Grey Drive Extension Project, as per the City’s Transportation Master Plan

Here are some private proposals and developments we’re keeping an eye on:
Kanata Nokia
Nokia Canada is planning nearly 600,000 square feet of new office, R&D and retail space on March Road in the Kanata North tech park with the goal of turning the park into a mixed-use community hub.
The project will feature an eight-storey office and is targeting a 2027 end date.
Sina buildings
Quebec-based developer Sina has proposed two six-storey residential buildings on March Road in Kanata, equalling about 200 apartment units. The site is at 788 March Rd., north of Terry Fox Drive.
Bayview mixed-use towers
Manor Park Management is proposing more than 100 residential units at the corner of Bayswater Avenue and Somerset Street West, at the intersection of the Confederation and Trillium light-rail lines.
Colonnade Westboro
Colonnade BridgePort has filed a proposal for a 22-storey mixed-use tower near Westboro LRT station. The proposed building would be on Scott Street near Island Park Drive and include 244 residential units with 91 underground parking spaces.
Colonnade Via Rail
Colonnade BridgePort is really capitalizing on train stations — of all kinds. The developer has proposed highrises of 14 and 28 stories near the east-end Via Rail station. The mixed-use development project is expected to include nearly 500 rental units at 25 Pickering Pl. with associated underground parking and ground-floor commercial space.
Mandarin Ogilvie highrise
Following a sale to TCU, the family-owned Mandarin restaurant on Ogilvie Road is slated to be torn down and replaced with a 24-storey mixed-use highrise.
KTS Properties Barrhaven towers
Barrhaven is going to start to look a little different with a plan to build two new residential highrises in Barrhaven.
The project by KTS Properties will feature a pair of 26- and 35-storey towers near the intersection of Strandherd and Longfields Drive, bringing nearly 600 rental apartment units.
Bayshore towers reaching new heights
A plan for a proposed highrise near the Bayshore Shopping Centre is being adjusted, with developer Brigil revising the height from 30 storeys to 40.
Six towers on Carling
In June, city council approved RioCan’s plan to build six highrises on Carling Avenue containing more than 1,700 residential units.
According to a draft site plan, the four buildings at the north end of the property, which are listed at 40, 37, 28 and 24 storeys, will be rental complexes with a total of 1,335 apartments.
The proposal also includes two condo towers at about 18 and 20 storeys for another 380 units and a small public plaza at the northeast corner of the site, which will lead to a privately-owned public space.
And a fun one:
Live Nation Canada is setting up a new music venue in the former Chapter building on Rideau Street. It will be the first Live Nation-owned venue in Ottawa and is expected to have a capacity somewhere between the Bronson Centre and TD Place in a concert hall setting. The mid-size venue is expected to open in late 2025 after renovations.
